This kind of photography does not invite you to go look at the home, which is why we pride ourselves in having excellent photography that showcases your home’s best features.

Many buyers in this market are new to the area and need an agent and team that have the experience and in-depth knowledge from boating, flood zones, hurricane protection, city utilities, deed restrictions, condo and hoa fees and the nuances of the various home styles offered in and around Punta Gorda.
With an in-depth knowledge of the various subdivisions, neighborhoods, gated-communities, deed restricted areas, golf and tennis communities, vacant “buildable” land, farm land and homes, Audrey will match your needs with a property and area that fit to your budget and particular home style preference.
Home Criteria – Once we have established the type property and neighbhorhood we can focus in on the type home style and floorplan you are wanting. This can be done in a quick conversation with Audrey or you can fill out and submit this form.
Searches – Once we have determined where and what you are looking for Audrey will set up your own Website Portal so that you will see homes that are on the market that fit your criteria. This will be your own site to view and organize homes. You will receive an e-mail anytime a new home comes onto the market (24-48 hours prior to Zillow or Realtor.com publishing it!). This is great tool for you and Audrey to use together to narrow down the homes you want to see!
Audrey will work with you and your schedule to coordinate appointments for home tours. If you are out of town Audrey can preview homes for you to rule in or out a possibility. Please keep in mind that sellers can ask for up to 24 hours’ notice for showings.
Audrey will then negotiate offers on your behalf, advising you on appropriate offer prices, pull recent sales comparisons then write up and present offer contract documents to the seller’s agent.
We will guide you through the inspection findings, negotiating repairs and documenting changes through contract addendums.
Audrey will help you in recommending other professionals such as a reliable mortgage broker, title company, home inspector, movers, and more.
Financing – If you will be seeking mortgage financing Audrey can help you find a local banker to obtain a pre-qual letter and begin the application process. The closing time period for a financed purchase is typically 35-45 days from the signed sales contract.
Insurance – Because of Wind Mitigation and Elevation Certificates being required for Home Insurance Quotes Audrey will help kick-start the process at the time of Inspection. Working with your Inspector to garner the right information to get the Insurance quotes you will need.
Closing – Audrey will work directly with you and the Title Company to ensure that property titles are transferred, appraisals and inspections are performed and closing day is scheduled.
