Sunseeker Resort Update

Allegiant Air’s Sunseeker Resort recently announced some changes to its highly anticipated resort being built on Charlotte Harbor. The main focus of change is to drastically increase the hotel room count from 75 to 500 rooms, while reducing the condominium units from 720 to 180 units in phase one of construction. 
Allegiant President John Redmond announced that Micah Richins was named executive vice president and chief operating officer for Sunseeker Resorts. Richins, most recently served as chief commercial officer for MGM Resorts International…perhaps there will be a new offshore gaming twist? A formal groundbreaking is scheduled for February, followed by an 18 to 24 month build out for the first place which is expected to cost $420 million.

This additional navigational access channel connecting the Punta Gorda Isles canal system to Charlotte Harbor through a shorter, more convenient, and direct route than is currently available through the existing Ponce de Leon Inlet harbor access point for properties located in the Bird Section of PGI. It is expected to be open next fall.

Real Estate Market Update

The chart below shows that volatility in the financial markets & pre-election jitters seemed to have contributed to the decrease in properties put under contract in PGI/BSI in October 2018 compared to last October.  Climbing inventory levels of property for sale is driving the market towards a buyer’s market and contributing to houses sitting on the market a little longer.

Inventory of property for sale in Burnt Store Marina is also up 30% over levels reported at this time last year, though unit sales are ahead, thereby resulting in a more balanced market.

We expect that we will continue to see new properties coming to the market as is typical at the end of the fourth quarter and beginning of next year.
Hopefully cold weather up north and anticipated increases in the interest rates should help nudge people to make a move in the upcoming months.
